Liability Waiver, Assumption of Risk, and Terms & Conditions
By booking a stay at Little Beach Co. Resort, you (the “Guest”) acknowledge and agree to the following terms:
Assumption of Risks:
You understand and acknowledge that your stay at Little Beach Co. Resort may involve certain inherent risks and hazards, both known and unknown, that could result in personal injury, death, or property damage. These risks include, but are not limited to, slips, falls, uneven terrain, encounters with wildlife (including snakes, insects, and other animals), burns, vehicle or personal property damage or theft, drowning, natural disasters, and other unforeseen events (collectively referred to as “Risks”).
Indemnity:
You agree to indemnify and hold harmless Little Beach Co. Resort, its owners, employees, agents, and affiliates from any and all claims, damages, losses, or legal actions, including any legal costs or expenses, arising out of or in connection with your stay at the Resort, including those resulting from the aforementioned Risks. This indemnification applies regardless of whether such claims arise due to negligence, acts of omission, or otherwise.
Booking and Confirmation:
- All bookings must be confirmed with a deposit or full payment as stated at the time of reservation.
- A booking is considered confirmed only once payment has been received and a confirmation email issued.
- Minimum stay requirements apply depending on the season (e.g., 3 nights minimum for peak season).
Payment:
- Payment can be made via credit card, direct deposit, or VCC as agreed at the time of booking.
- Balances are due according to the payment schedule outlined in the booking confirmation.
- Guests are responsible for ensuring all payment details are accurate.
Acceptance of Terms upon Arrival:
Your arrival at Little Beach Co. Resort and your participation in any activities on the premises constitutes your full acceptance of these Terms & Conditions, including the assumption of risk and indemnification clauses outlined above.
Accommodation Details for Bell Tents:
- Accommodation Type(s): 11 x Bell Tents with king size beds, or twin share options, premium linen & finishings.
- Shared Facilities: Access to luxury shared bath house with showers, toilets, towels, and complimentary bathroom products.
- Retreat Facilities: Exclusive access to the retreat’s bar, lounge, indoor & outdoor dining, shower block, BBQ & kitchen facilities.
Accommodation Details for Villas:
- Accommodation Type(s): 4 x Villas
- Private Facilities: Villa is fully self contained and private.
- Facilities: 1 x private Hot Tub per Villa, 1 x BBQ, fireplace, firepit, ensuite bathroom, fully equipped kitchen including coffee machine & dishwasher.
Arrival and Departure:
- Standard check in between 3:00 PM and 5:15 PM
- Standard Check-Out: 10:00 AM
Age Restrictions:
- Little Beach Co. Resort is an adults-only resort, allowing guests aged 15 years and older.
- Guests must provide accurate age information at the time of booking.
Packages & Inclusions:
- Packages (e.g., wine, sauna, breakfast) are as listed in the booking confirmation.
- Specific timings for services are subject to availability.
- All dietary requirements (gluten-free, vegan, etc.) should be communicated prior to arrival.
Sauna, Hot Tub, & Pool Use:
- Sauna sessions should follow recommended usage for safety.
- Children under 15 are not permitted in sauna, hot tub, or pool areas unless otherwise specified.
Accommodation Policies:
- Guests are responsible for the condition of the accommodation during their stay.
- Any damage caused by guests may incur additional charges.
- Extra guests not listed on the booking are not permitted without prior approval.
Privacy and Security:
- Guest information is kept confidential in accordance with privacy regulations.
- Guests are responsible for the security of their personal belongings during their stay.
Responsible Tourism:
- Little Beach Co. Resort practices sustainable tourism and requests guests to respect the natural environment.
- Any illegal activity or behavior that disrupts other guests may result in immediate termination of the stay without refund.
- Due to ongoing drought conditions and limited water deliveries, our showers feature gentle water-saving timers allowing around five to six minutes of use. We appreciate your understanding and support in helping us protect Tasmania’s pristine coastline.
Liability:

Our public liability insurance does not cover the use of the fire pit. Guests who choose to use the fire pit do so entirely at their own risk. Any injury, loss, or damage to persons or property resulting from its use is the sole responsibility of the guest. Little Beach Co accepts no liability and will not provide compensation for any such incidents or damages.
- The resort is not responsible for personal injury, loss, or damage to guests’ belongings unless due to negligence by resort staff.
- Guests use facilities at their own risk.
Pets:
- Pets are not permitted unless otherwise arranged prior to arrival.
Catering:
- Self-Catering: Use of kitchen and BBQ facilities.
- Catering Options: Breakfast, lunch, and dinner prepared by our team (please confirm availability at the time of booking).
- Pastries: Hot and cold pastries available for purchase throughout the day at the glamping village kitchen.
- Dinner: Shared plate style with multiple options, including desserts.
- Beverages: Honesty system bar serving local beers, wines, and spirits.
Parking:
- One Car: Parking is available at a ratio of one car per accommodation unit. Additional parking is available by reservation only, as space is limited. Please confirm the number of cars at the time of booking.
Accommodation Configurations:
- 11 x King Bell Tents (each with a king-sized bed, for one or two people).
- 4 x Villas.

Booking Amendments & Cancellations:
- Cancellation policies vary by season and type of accommodation; details are provided at the time of booking.
- Any amendments to bookings may incur additional charges or fees.
- Refunds (if applicable) will be processed according to the original payment method and may take several business days to reflect in the guest’s account.
- 2 Months/60 Days Prior: 100% refund – free to reschedule your booking.
- 1 Month/30 Days Prior: 100% refund – free to reschedule your booking.
- 14 Days Prior: 50% refund.
- Less than 14 Days Prior: No refund.
- We encourage all our guests to purchase travel insurance to cover unforeseen circumstances. Last-minute substitute guests are allowed—please contact the host for assistance at 0418 157 222.
